Disclaimer: STR Exchange does not guarantee profitability or performance of any property. Users must conduct their own due diligence.

4. User Eligibility

You must be at least 18 years old to use our services.

By using STR Exchange, you warrant that you will comply with all applicable laws and regulations.

5. Prohibited Activities

Users must not:

1. Circumvent STR Exchange by contacting landlords directly outside of our platform.

2. Share, distribute, or publish any property information provided on STR Exchange.

3. Spam, harass, or misuse the platform’s contact features.

Violations of these Terms and Conditions, including circumventing STR Exchange to contact landlords directly or bypassing payment of applicable fees, will result in the immediate and permanent termination of your account. Additionally, you will be liable for a violation fee equivalent to the total value of the deal facilitated by STR Exchange, with a minimum penalty of $3,500 per property. In cases involving bulk deals or high-value agreements, this fee will be assessed at the combined total of all affected properties. STR Exchange also reserves the right to pursue legal action to recover damages, including all unpaid fees, investigative costs, and legal expenses. We aggressively enforce these policies to protect our business and ensure compliance with our terms.

6. Property Information and Restrictions

The property information we provide is proprietary and confidential. By accessing this information, you agree to:

1. Use it solely for the purpose of evaluating short-term rental opportunities through STR Exchange.

2. Refrain from sharing property details with third parties or contacting landlords directly.

3. Acknowledge that STR Exchange is not responsible for property performance, condition, or suitability.

7. Payment Terms and Fees

Subscription fees for using STR Exchange are processed through our payment system.

Closing fees are due when you sign a lease agreement with a landlord introduced by STR Exchange. Payment methods for closing fees will be coordinated directly with you.

Non-payment: Failure to pay any fees owed to STR Exchange may result in suspension or termination of your account. Additionally, non-payment may prompt legal action to recover outstanding amounts, including but not limited to the costs of legal fees incurred by STR Exchange.

8. Refund Policy

All subscription fees, service fees, and closing fees are non-refundable under any circumstances.

9. Limitation of Liability

STR Exchange is not responsible for:

1. Property performance or profitability.

2. Disputes between Users and landlords.

3. Misuse of property information by Users.

Our platform serves as a facilitator only, and we disclaim all liability for actions or outcomes related to property leases.

10. Dispute Resolution

Any disputes arising from these Terms or use of STR Exchange shall be resolved through legal action under the jurisdiction of the state of North Carolina.

11. Termination of Accounts

We reserve the right to terminate or suspend any User account if the User:

1. Circumvents STR Exchange or contacts landlords directly.

2. Shares proprietary property information.

3. Spams or misuses platform features.

In cases of termination due to violations, STR Exchange may impose a violation fee equivalent to the total value of the deal facilitated by STR Exchange, with a minimum penalty of $3,500 per property. For bulk deals or multiple properties, this fee will reflect the combined value of all affected transactions. STR Exchange also reserves the right to pursue legal action to recover damages, including unpaid fees, investigative costs, and all associated legal expenses. We aggressively enforce these policies to protect the integrity of our platform and our business interests.

STR Exchange collects and uses user data solely for internal analytics and service delivery.
